Private renting

Private renting is a housing option for many people. It is a flexible option because you are able to choose the most suitable property for your budget, location and need.

Reigate & Banstead regularly works alongside a wide range of private rented sector landlords and letting agents. We also work closely with an established and successful rent deposit scheme who help families facing homelessness find the right and affordable property for their needs. This scheme has been in operation for many years and has assisted hundreds of households during this time.

However it is important that you know your rights as a tenant; the obligations of your landlord, the criteria you will need to prove and further financial assistance available to you if you need it.

Make sure you are familiar with the government advice on renting a property (Gov.UK) before committing to a private let. 

The Renters' Rights Act

The Renters' Rights Act aims to give private rented tenants greater security and stability so they can stay in their homes for longer, build lives in their communities and are better defended against a risk of homelessness. It also introduces new legal responsibilities for landlords and enhanced enforcement powers for Reigate & Banstead Borough Council.

The main measures came into force on 1 May 2026 and will be delivered in yearly phases.

It's extremely important that you take the time to understand the Renters' Rights Act and what it means for you. 

The Government regularly updates advice and implementation about the Act on their Renters' Rights Act webpage (Gov.UK).

The Government have also published detailed advice, support and guidance for both social and private landlords and tenants via their online Housing Hub (Gov.UK).

The Shelter website also provide a summary of the Renters' Rights Act (shelter.org.uk) as well as a detailed breakdown of changes for private tenants (shelter.org.uk).
