Industrial parks

There are ten industrial parks in the borough: one in Banstead, one in Reigate, five in the Redhill area, two in Salfords and one in Horley.

Banstead

Pitwood Park Industrial Estate

The only industrial estate in the north of the Borough, Pitwood Park is a typical medium-sized, purpose built estate. Office and light industrial uses are most common on the estate.

The large laboratory/office accommodation, occupied by the pharmaceuticals' company Ashland, also forms part of the estate.

Reigate

Albert Road North Estate

Reigate has only one industrial estate, Albert Road North. This relatively compact estate benefits from close proximity to Reigate town centre and access to the M25 via Reigate Hill.

The estate has a wider range of unit types and sizes, attracting a mix of business types including a high proportion of office uses.

Redhill

Holmethorpe Industrial Estate

Holmethorpe is the Borough's largest Industrial Estate.

Here it has been split into two parts, Holmethorpe and Foxboro Park, reflecting the current characteristics of the two constituent parts.

The Holmethorpe Relief Road scheme funded by residential development built on nearby vacant employment sites has led to improved access to the estate from the A23 London Road.

Foxboro Park

Foxboro Park contains three large industrial/warehousing units that were built and occupied during the late 1990s.

These units originally comprised the first phase of a larger development; however, the subsequent phases were not built, and instead the site was developed for housing.

Wells Place Industrial Estate

Wells Place Industrial Estate is in good health with bright prospects for the future. 

This small, purpose built estate has expanded with the development of a large new warehouse to the north of the site. The majority of premises are being used for storage and distribution and light industry. 

Kingsfield Business Centre

Kingsfield Business Centre is a compact estate comprising office accommodation and purpose built industrial/warehouse units.

The estate is dominated by two occupiers, Surrey Oaklands NHS Trust and Respirex. 

Reading Arch Industrial Estate

Reading Arch Road Industrial Estate is located off the A23 to the south of Redhill.

This small estate is dominated by industrial/light industrial uses and in particular businesses associated with motor vehicle sales and maintenance. 

Salfords

Salfords Industrial Estate

Salfords Industrial Estate is the combination of several distinct estates and business centres spread along the A23. 

Salfords expanded significantly in recent years with the development of the IO Centre in the north of the estate, introducing 32 new purpose built industrial/warehouse units. The estate has a wide range of unit types and sizes, attracting a variety of different uses and occupiers. The vacant former Phillips site to the south also forms part of Salfords Industrial Estate. 

Perrywood Business Park

Perrywood is a typical purpose built business park with large units laid out around a central estate road.

The estate has a high proportion of office and light industry premises, which attract high tech industries. The cleared site of the former Matrix building also comprises part of the business park. 

Horley

Balcombe Road Industrial Estate

Balcombe Road Industrial Estate consists of two different estates, Gatwick Metro Centre and the Bridge Industrial Estate. The two estates lie on opposite sides of the Balcombe Road an benefit from proximity to Horley town centre and Gatwick Airport.

The Gatwick Metro Centre, which also includes Axiom Business Park, comprises modern, purpose built industrial/warehousing units. Bridge Industrial Estate comprises a series of older premises which have been converted to fulfill different uses over the years.

The Council produces an annual monitor which provides information on the uses, businesses and vacancy rate at the various industrial areas.
