What needs planning permission?
Though planning laws can be complex, this section provides some basic guidance on what type of works need planning permission.
Any major works to buildings or land need planning permission, but many minor works do not.
If you are intending to do building work it is best to check first with the Council.
If the work does require planning permission, the Council advises you to employ an agent who understands the process fully.

As general guidance, you would need planning permission for the following:
- New buildings
- Extensions to buildings
- External alterations to buildings (e.g. shop fronts)
- Changes in the use of land and buildings (e.g. from a shop to a restaurant)
- Advertisements (e.g. shop signs)
- Limited control of details of mobile telephone equipment, and agricultural development
- Internal alterations to some historic buildings
- Trees if protected by a tree preservation order
