Submitting an application

What needs planning permission?

Though planning laws can be complex, this section provides some basic guidance on what type of works need planning permission.

Any major works to buildings or land need planning permission, but many minor works do not.

If you are intending to do building work it is best to check first with the Council.

If the work does require planning permission, the Council advises you to employ an agent who understands the process fully.

More advice is available in our section called Before you make a planning application.

As general guidance, you would need planning permission for the following:

Some, but not all household extensions require planning permission. See our guidance on household extensions and other domestic developments

There are other forms of consent that may be required. You can complete application forms online for permission to make alterations to a listed building, Conservation area consent and permission to advertise in our submitting a planning application section.

For further guidance please see the Government leaflet 'Planning - A guide for householders' available through Her Majesty's Stationery Office (The Stationery Office Ltd. - telephone order line 0870 600 5522 or fax order line 0870 600 5533) or from the Office of Communities and Local Government website.
