What is a design statement?
This section provides information about design statements with links to further advice.
A design statement is a written statement setting out the design principles adopted for the proposed development, together with illustrative material, where appropriate, demonstrating how the design solution proposed will respect and benefit the local environment.
The content of a design statement will vary depending on the nature of the proposal.
When do I need a design statement?
Design statements will be required on all planning applications for physical development, including householder extensions. The only exceptions considered will be:
- Applications for a change of use.
- Minor elevational alterations e.g. erection of a satellite dish.
- Some engineering operations e.g. formation of a vehicular access.
The requirement for a design statement is derived from Government Planning Advice set out in PPG1 'General Policy and Principles' and has been locally approved by Reigate & Banstead Borough Council.
