Industrial Parks
This section provides information on the industrial parks in the Borough.
There are ten industrial parks in the Borough: one in Banstead, one in Reigate, five in the Redhill area, two in Salfords and one in Horley.
Banstead
Pitwood Park Industrial Estate
The only industrial estate in the Banstead area, Pitwood Park is a typical medium-sized estate, with no vacant units.
It has a higher proportion of offices than most of the industrial estates, with 31% as opposed to the average of 18%.
Reigate
Albert Road North Estate
Reigate has only one industrial estate, Albert Road North, which has seen recent investment and refurbishment of existing premises.
It also has a high proportion of offices compared with other estates with 26% compared with the average of 18%. The vacancy rate at the start of 2003 was 32%, though this included several at Buckland House, which was being refurbished.
Redhill
Holmethorpe Industrial Estate
Holmethorpe is the Borough's largest Industrial estate.
Here it has been split into two parts, Holmethorpe and Park 25, reflecting the current characteristics of the two constituent parts.
Holmethorpe had a vacancy rate of 21% in 2003. Potential infrastructure improvements resulting from the proposed housing development nearby will dramatically improve access to the site.
Park 25 Development Site
Park 25 is a new industrial estate and business park.
The new area has two distinct parts. The new industrial/warehousing units at Foxboro Park have been built and all three are occupied.
However, the remaining and main part of the site has a permission for 37,500 square metres of business/office space which is not currently attracting tenants and may be considered for housing development.
Wells Place Industrial Estate
Wells Place Industrial Estate is in good health with bright prospects for the future.
The vacancy rate is very low. This small estate recently expanded with the development of a large new warehouse to the north of the site. The majority of premises are being used for storage and distribution and light industry.
Kingsfield Business Centre
Kingsfield Business Centre also has a very low vacancy rate.
It is dominated by Surrey Oaklands NHS Trust which occupies a number of premises using them for office and light industrial purposes. Other than offices, the estate is divided between light industry and storage and distribution.
Reading Arch Industrial Estate
Reading Arch Road Industrial Estate is dominated by motor vehicle sales premises. This could be due to the preferences of the landlord and the proximity of the busy A23. The estate also includes two office units.
Salfords
Salfords Industrial Estate
Half the size of Holmethorpe, Salfords Industrial Estate is the combination of several different estates and business centres spread along the A23 that appear as one estate.
This and the relatively small unit sizes explain why there are so many different types of activity at Salfords. The estate has storage and distribution premises as well as light industrial, offices and vehicle related businesses.
Perrywood Business Park
Perrywood is a typical modern day purpose built business park with high numbers of office and light industry premises but few storage and distribution areas.
The light industrial premises tend to be for high technology purposes such as computer or electronic services. The site offers excellent opportunities to new companies.
Horley
Balcombe Road Industrial Estate
Balcombe Road Industrial Estate consists of two different estates, the Gatwick Metro Centre and the Bridge Industrial Estate, which sit on opposite sides of the Balcombe Road.
The majority of their premises are used for storage and distributio, particularly at the Bridge Industrial Estate.
