Exempt buildings
The following buildings and extensions may be erected without obtaining Building Regulation approval.
A greenhouse or conservatory built at ground level with a floor area of not more than 30m2 provided that:
Not less than three quarters of the roof area and one half of the wall area is made of translucent material.
It is separated from the existing by external quality windows and doors.
The glazing satisfies Part N of the Building Regulations.
It is not heated.
A small detached single storey building such as a garage, shed or greenhouse which contains no sleeping accommodation and which:
Has a floor area of not more than 30m2.
Must be built of substantially non combustible materials, if it is less than one metre from the boundary (N.B. does not apply if the floor area is less than 15m2.
A carport:
Open on at least two sides.
Has a floor area not exceeding 30m2.
A porch where the floor area does not exceed 30m2 provided that:
It is separated from the existing by external quality windows and doors.
The glazing satisfies Part N of the Building Regulations.
It is not heated.
Important notes
1. Although the structure of the building may gain exemption under the Building Regulations, any associated installation may be subject to a Building Regulation application if the electrical work is classed as notifiable and is not carried out by a person registered on one of the competent persons self certification schemes.
2. Planning permission may still be required for any of the above building work even when Building Regulation approval is not required.
