Demolitions
This page gives information about demolishing buildings.
When intending to demolish a building, there are two main areas of control: the building act and planning controls.
Under the building act prior notice must be given to the Council’s Building Control service, normally at least six weeks before work commences.
A location plan of the building and adjoining streets must be provided together with a method statement for the demolition of larger buildings.
Statutory undertakers such as water, gas and electricity should also be notified so they can arrange for their services to be properly sealed.

Approval required
Under the planning acts, the following forms of demolition require the council’s approval:
- partial or full demolition of a listed building requires Listed Building Consent
- demolition of any building within a Conservation Area requires Conservation Area Consent.
Demolition of a dwelling or a building adjoining a dwelling requires the Council’s prior approval of (a) the means of demolition and (b) the restoration and after-care of the site. These controls may extend to demolition of walls, fences, gates or other means of enclosure.
