Horley North East Sector
This page is about the North East Sector which is the first of two new neighbourhoods that is being built in Horley, on land to the north of Langshott.
When completed, the North East Sector will include 710 new homes, centred around a local neighbourhood centre,
with shops, offices and community facilities, as well as a range of open spaces.
Despite the current economic downturn, construction work is now well underway on the first phase of the new neighbourhood, which is called The Acres:
- a new link road has been constructed connecting Cross Oak Lane in the north to Langshott in the south
- a special drainage system has been installed to ensure that flooding will not occur on the site nor increase flooding elsewhere
- Barratts and David Wilson Homes have both opened showrooms
- 39 dwellings have been completed so far, including 12 private and 27 affordable housing units (as of June 2009)
- 17 market homes have been sold and 12 are now occupied (as of June 2009)
- The first of the affordable housing units have been handed over to Orbit Housing Association
- 13 affordable housing units have been let to local people (As of June 2009).
Phase 1: Key information 
The main developers are Barratts, Wates and David Wilson Homes.
Outline planning permission was granted for phases 1 and 2 in 2006. Outline planning permission establishes that broad principles of development are acceptable but that details have not been agreed. In total the outline planning permission for phase 1 includes circa 290 housing units.
Reserved matters were approved in 2007 for 252 of these homes. Reserved matters permission includes detailed information about elements such as the layout, scale, appearance, access and landscaping of the development. 25% of the housing will be affordable and will either be for rent or will be offered on a shared ownership or equity basis.
Phase 2: Key information 
The main developers are Barratts, Wates and David Wilson Homes.
Phase 2 will include the development of:
- about 300 homes
- a neighbourhood centre including a community hall, shops and office units
- a local primary school
- associated open space and play facilities.
No reserved matters have yet been granted for homes in phase 2.
Phase 3: Key information
The main developers of phase 3 are Bovis.
Phase 3 includes the development of about 110 homes and associated facilities.

No reserved matters have yet been granted for homes associated with phase 3.
